Every code-enforcement case LADBS holds open, the permit history on the parcel, the county's assessed value and the sale that anchored it, and flood standing on the map insurers actually use — the file a credit memo quotes, with every figure carrying its source.

The sections that earn their keep

FEMA flood zoneThe federal map a lender and an insurer use, with the panel it came off and its effective date. The city publishes no storm or sea-level layer of its own, so this report carries the federal map and says so rather than implying more.

Code enforcement on this parcelEvery LADBS case the city holds open against the parcel, by type, and how many it has closed and when. No case is reported as no case, never as compliance.

The building's permitsOpen permits are open liabilities; the report counts them rather than assuming completion.

Assessed value, anchoredLos Angeles County's assessed value across five roll years. Under Proposition 13 it is anchored to the last sale and rises at most about two per cent a year, so the run is a staircase that breaks on a sale — and a seller's bill says nothing about a buyer's.

What this parcel last recordedThe county's recorded transfer date. Under Proposition 13 the assessed value resets to the price that day, so the roll itself dates the sale.

Nothing here needs a compliance read. The report contains no scores, grades or rankings — no safety rating, no school grade, no neighborhood letter. Those are the classic proxies for what the Fair Housing Act protects, and this product refuses them by design: you get counts, comparisons and sources. It names no person, and it is not a consumer report.
